South Thames College, New Extension, Morden

Three storey extension to the existing college engineering block to provide teaching areas for construction trades. Ground Floor and First Floor provide practical trade learning areas and ancillary or office areas. Second Floor provides more traditional classroom areas and I.T. facilities and ancillary or office areas.

The structure is a reinforced concrete frame built off C.F.A. piled and pile cap/ground beam construction, with ‘flat slab’ floors and roof. The walls are block and insulated render with cladding elements, some brick towers and secondary steel framed glazing, in aluminium. The roof is an insulated single ply waterproofed area.

The project was completed to both challenging timescale and budgetary constraints. This entailed continuing close working with the client, to ensure the function of the facility was not compromised by ‘value engineering’ decisions.

During the early stages of the work numerous existing services were discovered, which needed to be removed or diverted to allow the works to progress, which continued throughout the project. Due to this, the timeline became prolonged, which put the end date to suit the new year’s intake of students in jeopardy. B&K worked hard to ensure that access and safe use of the ground floor of the building was given, to allow the college to achieve the required intake and subsequent funding.
